Buyer transaction OS
Know the house.Know the numbers.
Import any home you find. Home Vantage builds the evidence, models the cash and risk, organizes the offer, and keeps the transaction on track. When a decision becomes real, your licensed Texas buyer advocate is already briefed.
AI reduces the busywork. You keep the savings. A licensed advocate stays accountable for the decisions.

Two ways in
Start with the plan, or a house you found.
The purchase plan is the durable profile. Analyzing a home opens the same workspace. Neither one hires the brokerage.
AI-powered, human-led
The report reads the house. A license closes it.
Same jobs buyers hire analysis products for, then a real desk when you need to walk, write, or close. The model does not negotiate.
Home Vantage report
House analysis
Drop an address you already found. We write both sides: condition, climate, disclosures, educational comps, an offer range, and questions to ask. It is a briefing, not a sales pitch.
Licensed local agent
Tours
When you want to walk it, a licensed agent at the Home Vantage desk schedules the showing. Unlimited access is not a website click. A person meets you at the house.
Written brokerage agreement
Offers and closing
A licensed agent reviews the number, writes the offer, negotiates, and stays with you through option period, inspections, title, and closing. AI does not sign or negotiate.
How it works
From address to close.
A path, not a listing feed. Analyze first. Tour and write with a license when you are ready.
Step 01
Powered by Home Vantage
Analyze the house
Home Vantage is not a listing portal and does not show live MLS. You already found the house, on a listing website, a builder site, a yard sign, or from a friend. Drop that address here. We return a written report so you can see the cons before you fall for the photos.
Step 02
Shown by a licensed agent
Tour the house
If the report still holds up in person, we get you inside. The visit is about the house: roof, drainage, additions, neighborhood noise. Not a pitch to write that day. Fair Housing applies. We do not steer.
Step 03
Led by a licensed agent
Craft the offer
The report sketches an educational offer band. A person checks live solds, option period, repairs, and seller leverage, then writes the contract after you approve it. The model does not submit an offer.
Step 04
Handled by the desk
Close with a coordinator
After acceptance, the same team tracks option deadlines, inspection objections, lender and title, and closing. Fees, when you hire us, are negotiated in a written buyer-broker agreement. Nothing on this site sets them.

The report
Know the house before you fall for the photos.
What you get
Inside every house report.
Both sides of the house, climate, disclosures, comps, and a cost-to-own model. Educational only. Not an appraisal, an inspection, or a guaranteed credit.
Pros and cons
Condition, price, taxes, HOA, layout, and what the listing photos skip. Every report has an uncomfortable half on purpose.
Climate and carrying cost
Flood, hail, heat, wind, and insurance pressure: the 30-year costs portals bury in a tab.
Disclosure scan
Paste seller remarks or disclosure text. We flag foundation, roof, plumbing, prior claims, and HOA language to take to an inspector.
Educational comps
Nearby sales for planning, not a licensed CMA. Replace them with live MLS solds before you write.
Offer range
A buyer / balanced / seller read so you do not send the first number you feel. A licensed agent still prices the contract.
Questions to ask
What to put to the listing agent, inspector, insurer, and HOA before you stretch or waive option.
The photos vs the house
Don’t buy the listing. Read the house.

The house you found
A listing website, a builder, a yard sign. We do not host listings.

What the listing sells
Pretty rooms. The report is the other half.

Then see it yourself
A licensed agent gets you inside.
Address to close
The whole path, in order.
Analyze first. Tour and write with a license. You can stop after the report. Representation starts only in writing.
Step 1. Find an address
A listing website, a builder, a yard sign, a friend. We do not have a listing portal.
Step 2. Run the report
Pros, cons, climate, flags, comps, offer range, questions.
Step 3. Compare houses
Put two addresses side by side before you spend a Saturday touring.
Step 4. Tour with a license
Walk the house with a licensed agent from the Home Vantage desk.
Step 5. Inspect and verify
Option period, inspector, flood cert, insurance. Not the AI.
Step 6. Write and close
Offer, negotiation, title, and keys under a written agreement.
The difference
We are not a listing portal.
Bring an address you already found. Home Vantage builds the evidence, models the cash and risk, and keeps a licensed advocate on the decisions.
Listing websites
- Listing websites market the house with photos and ads. We do not host listings.
- You figure out flood, insurance, and disclosures yourself.
- No one is obligated to tour, write, or close with you.
- That site is not your agent.
Home Vantage
- A written report on both sides of any address you bring.
- Climate, flags, comps, and an educational offer range in one place.
- A named licensed team for tours, offers, and closing.
- A savings ledger: the fee, any seller contribution, what you still owe, and a credit only after lender and title approval.
Going it alone
- The seller’s agent represents the seller, not you.
- You still need inspections, flood, title, and a contract.
- No one is required to get you in the door on your schedule.
- If you want representation, Texas law wants it in writing.

Home Vantage
Licensed when you tour or write.
AI does not negotiate. A written agreement with a licensed broker starts representation. Fees are not set by this website.

FAQ
Straight answers before you drop an address.
What does Home Vantage do?
You drop an address. We write a house report: pros and cons, climate and insurance pressure, disclosure flags, educational comps, an offer range, and questions to ask. If you want to tour or write an offer, a licensed Texas agent at the Home Vantage desk can take it from there.
How does the process work?
Analyze the house, read both sides, tour with a licensed agent if it still holds up, then write and close under a written buyer-broker agreement. The website is the briefing. The license is the transaction.
Is Home Vantage my real estate agent?
No. The website is an educational tool. A brokerage relationship starts only if you sign a written agreement with a licensed broker or sales agent.
Who helps me decide what to offer?
The report gives an educational range. A licensed agent at the desk reviews live information, your leverage, and the contract terms with you. You choose the number.
Who prepares and negotiates the offer?
A licensed Texas sales agent, after you have a written agreement. The model does not submit, sign, or negotiate.
What happens after an offer is accepted?
Option period, inspections, repair asks, lender, title, and closing dates. The same desk stays on it. Home Vantage does not replace inspectors, appraisers, or attorneys.
Are tours free?
Showings are a licensed service scheduled by the team. Talk with us about the house you want to walk. There is no website-click showing cart.
Do I owe a fee to run a report?
The report is free. If you hire the team, the agreement states a definite fee and the services it covers. Buyer-broker fees are not set by law and are fully negotiable. Any buyer credit is estimated until the lender and title company approve it.
Ask the desk.
Tours, offers, or a walkthrough of the cons. This note does not hire us as your broker.
