How pricing works

See the fee, the credit, and who has to approve it.

Reports are free and do not hire the brokerage. If you want tours or an offer, the agreement states a definite fee and the services it covers. Compensation is negotiable. An eligible buyer credit is a broker-approved amount, conditional on a successful close and on lender and title approval. It is not a guaranteed cash payment after closing.

Buyer Intelligence

Purchase plan, address analysis, comparison, saved homes, and questions with sources.

Optional desk support. No representation and no showing.

Free. It does not hire the brokerage.

Example fee: $0.

Guided Tour + Offer

Truth file, tour desk, and an agent-reviewed offer packet.

A licensed agent for a defined tour and offer scope.

A flat fee or capped percentage written in the agreement before the work.

Illustration only: $3,500. Your agreement states the real number.

Full Buyer Advocacy

Everything above, plus negotiation, a coordinator, repair strategy, the close room, and a post-close plan.

Lead agent, showing coverage, and a coordinator.

An individually negotiated fee. Seller-paid compensation, if any, is applied to that obligation. An eligible buyer credit is separate and has to clear lender and title review.

Illustration only: 2.5% of price. Any buyer credit stays estimated until the lender and title approve it.

What could I save?

This is a scenario, not a quote and not a promised credit. The agreement states the real fee. Lender and title decide whether a credit can be used.

1. Negotiated fee in this example
$10,000
2. Seller contribution in this example
$8,000
3. Buyer responsibility after that contribution
$2,000
4. Eligible credit, still estimated
$2,000
5. How a credit would be applied
Closing costs or a lender-approved use
6. Estimated cash to close
$90,000

Credit status: estimated. It is not approved and not credited.

Modeled payment in this scenario: $2,076 principal and interest, about $2,942 with the tax and insurance assumptions inside the model. HOA is not included.

  • The written agreement states a definite fee and the services it covers.
  • Any seller contribution is identified or negotiated. It is not assumed from a listing site.
  • The lender and title company approve how a credit appears on the Closing Disclosure.
  • A credit stays estimated until it is marked eligible, then approved, then credited.

Do not wire from this page. Home Vantage never sends wiring instructions. Call the title company at a number you looked up yourself before any money moves.
